HOME SELLERS GUIDE
Keeping it Real in 2025
Before you place your home or property on the market there are several key factors that you need to consider. This quick guide will help you produce the best results.
1. Know the COMPS - It is recommended to know the homes that have sold in your general neighborhood over the past SIX MONTHS. Those comps (comparables) reveal a picture of the overall market value. Compare your homes square footage, lot size, number of beds/baths and general condition with the most recent sold properties within that comp report.
2. RISE and SHINE - It's time to fix those small repair items that you've been putting off. You will save time AND money by doing these projects now instead of potentially negotiating over these items during the Inspection Period when your property is under contract with a buyer.
3. Negotiation Know-How - Negotiating happens more than once in a typical real estate transaction. Once the property is under contract you may find yourself negotiating over repairs. This is when working with a proven real estate professional can be crucial to your success in selling your home for the best price. Real estate markets change, and Realtors understand not only the current market but the coming market.
4. Marketing- First impressions still matter, so it is a given that your real estate professional should provide quality marketing that includes professional photography and videography. Home buyers begin their search online. So be sure your online presence is powerful!
5. Make it easy to show your home - Buyers need to feel welcome when they step in the front door. Make the showing times as convenient for a buyer as possible. Leave your home neat and tidy, and make sure the furry family members are either gone or safely tucked away in their kennel/cage. Take out the trash, close the toilet lids and make sure your home smells good. Remember - the buyer is meeting your home for the first time. Don't make them feel unwelcome.
6. RELAX and let your Realtor do their job - An experienced Realtor is your best advocate and earns every penny of their commission. They will be with you through every step of the transaction - from listing to the closing table and beyond.
